21-Day Rental Guarantee
We guarantee that if we don’t secure an approved tenant within 21 days of going live at a mutually agreed rent, we credit you two months of management fees.
The last thing you want to do is have your home sit on the market for 30, 60, or even 100 days. And many owners fear this may happen when renting their home. Well, we wanted to put your minds at ease. We guarantee that we will find the right tenant for your home within 21 days, or your management fees are waived for the first 2 months. Now, we must insist that you allow us to choose the rental price, however, you can plan on having tenants in your home within 30 days or the management fees are waived! Try running that by the competition!
Conditions
- Century 21 Accent Homes must have the final say on the Rental price
- The home must be vacant
- The home must be otherwise ready for tenants
Tenant Replacement Guarantee
We stand behind our Tenants.
If our tenant leaves before 12 months, we replace them at no additional cost. Now, the only exception would be a federal military relocation, which is out of anyone’s control, but outside of that, we guarantee your tenant will stay 12 months, or we will find a replacement for equal or better rent for free!
Tenant Damage Guarantee
Are You Worried the Security Deposit May Not Cover Potential Damage? This is a common concern for property owners who don’t want to find themselves facing an unexpected repair bill due to damage caused by a tenant.

John Smith has been paying for the Damage Assurance Program and has a $1500 security deposit on his property. His tenants have caused $2000 worth of damage that isn’t normal wear and tear. Accent Homes would cover the extra $500 of the repair bill and schedule the necessary repairs so that the property can be brought back to its rentable condition and re-rented in a timely manner.
Rent Protection Guarantee
Evictions in Virginia tend to take about 45-90 days on average.
It could be faster or slower depending on how backed up the courts are. During this process, your rental property would most likely not be collecting rent. This situation can leave owners with an unexpected loss of income. TIf a court-ordered writ of possession is executed, we pay you one month’s rent.

Eviction Assurance ProgramWhen we put a tenant into the rental home through our screening process and our signed lease agreement, we cover all legal and removal costs of a potential eviction if it becomes necessary and you have joined the program.
Animal Damage Guarantee
For no extra charge to owners, we guarantee your home will not be damaged by any approved animal. When we allow a pet into a home, we have vetted that animal almost as much as the tenant. At Century 21 Accent Homes, we like to deal with hot button issues before they become problems. So, we screen each pet, charge a reasonable fee, and guarantee that you (the homeowner) will not pay out of pocket for pet damage.
- We pay for any damages exceeding the security deposit caused by an approved animal.
- We screen each animal.
- Up to $5,000 above the deposit
- $2,500 per approved pet, $5,000 max per incident (Gold Only)
